Rooftop Terrace Design · Bucharest
From Primăverii to Snagov
Berlin-based manufactory delivering rooftop terrace concepts to Bucharest's most discerning diplomatic-quarter villas and Snagov lakeside estates, with plant design, outdoor kitchens and wellness architecture under one curatorial hand.

Why Bucharest is different
"Little Paris of the East", crivăț winds, and the Snagov lake-villa tradition
Bucharest is the largest Eastern European Balkan capital and was once known as the "Little Paris of the East" for its Belle Époque architecture. Primăverii forms the diplomatic-quarter villa belt; Aviatorilor adds the heritage residential zone; Cotroceni surrounds the presidential palace; Dorobanți and Herăstrău represent the central HNWI residential market; Snagov preserves the lakeside summer-villa tradition; Băneasa, Pipera and Floreasca cover the contemporary north-of-city HNWI expansion. Climate is humid continental Wallachian with sharp swings – hot dry summers above 35°C, cold snowy winters with crivăț wind storms.
We work in this tension daily: with OAR-registered architects and structural engineers, with Primăria Municipiului București and Directia Generală Patrimoniu Cultural consultants, and with the lifestyle expectations of Bucharest clients between Primăverii diplomatic villas, Aviatorilor heritage residences, Cotroceni presidential-quarter properties, Dorobanți central villa rooftops, Herăstrău park-adjacent penthouses, Snagov lakeside estates, plus Băneasa, Pipera and Floreasca north-of-city estates. Our role is the plant and outdoor lifestyle layer – ecological substrate, Romanian-Wallachian curation, and the wellness elements (sunset terrace, outdoor kitchen, sauna pavilion) that turn a Bucharest rooftop into a year-round sanctuary.

Our Bucharest approach
Curated plants, ecological substrate, lifestyle integration
- Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation under Wallachian summer heat and winter crivăț stress.
- Romanian-Wallachian palette – structural specimens (oak, beech, hornbeam, magnolia, linden, walnut), Romanian evergreens (boxwood, holly, yew, juniper), flowering accents (peony, rose, jasmine, lilac, hydrangea), Mediterranean accents, Romanian manor-garden plants.
- Wellness architecture – sunset terrace, outdoor kitchen, sauna pavilion and pergola integration with Herăstrău, Snagov or park framing.
- Crivăț- and snow-aware execution – OAR-registered architects and structural engineers, Primăria Municipiului București permitting, Directia Generală Patrimoniu Cultural heritage consent, crivăț-wind-rated planters.

How a Bucharest project unfolds
From first conversation to handover
- 01
Understanding before drawing
Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (Primăria, Directia Generală Patrimoniu, crivăț, snow load).
- 02
Concept and curation
A small set of plant compositions, material moodboards, wellness element placement. Always optionality.
- 03
Engineering and approvals
Load calculations with Romanian-licensed structural engineer, Primăria Municipiului București permitting, Directia Generală Patrimoniu Cultural heritage consent.
- 04
Installation and handover
Our team installs on site over one to several weeks. Plants are sourced from Wallachian-Romanian nurseries and pre-conditioned for the Bucharest climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
Frequently asked

- How do you handle crivăț winter winds?
- With crivăț-rated planters, cold-hardy Romanian plant material, anchored irrigation systems, and wind-tolerant structural detailing.
- How long does a typical Bucharest project take?
- Between four and twelve months from first conversation to handover. Larger Primăverii or Snagov estates often need eight to fourteen months.

The first call is unhurried – understanding before any concept. We travel from Berlin for site visits when the project warrants it.
