Why Ibiza is different

Balearic light, finca tradition, and Dalt Vila under UNESCO

Ibiza rooftops sit on a Balearic island where the rustic finca tradition meets contemporary luxury. Very hot dry summers, mild winters, intense UV, salt-laden sea air on every coast, occasional Levante wind events, and scarce freshwater that runs the island on desalination through high season. Dalt Vila, the fortified old town, is UNESCO-protected; the surrounding Consell Insular d'Eivissa planning code is strict about preserving the white-finca silhouette of the island.

We work in this tension daily: with Spanish-licensed architects, structural engineers and Consell Insular consultants, and with the lifestyle expectations of clients between Es Cubells clifftop villas, Cala Jondal beachfront residences and Santa Eulalia hillside homes. Our role is the plant and outdoor lifestyle layer – ecological substrate, Balearic-Mediterranean curation, and the wellness elements (pool deck, outdoor kitchen, spa) that turn an Ibiza rooftop into a year-round sanctuary above the Mediterranean.

How an Ibiza project unfolds

From first conversation to handover

    Understanding before drawing

    Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (heat, salt, Levante, water, UNESCO).

  2. 02

    Concept and curation

    A small set of plant compositions, material moodboards, wellness element placement. Always optionality.

  3. 03

    Engineering and consent

    Load calculations with structural engineer, Spanish architectural sign-off, Consell Insular planning, UNESCO consultation in Dalt Vila, coordination with the building's architect and interior designer.

  4. 04

    Installation and handover

    Our team installs on site over one to several weeks. Plants are sourced from Spanish and Mediterranean nurseries and pre-conditioned for the Balearic climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
