Istanbul rooftop terrace at golden hour with curated planting and Bosphorus view

Why Istanbul is different

Two continents, Bosphorus winds, and Ottoman-modern duality

Istanbul rooftops sit between two continents – the European and Anatolian sides linked by the Bosphorus and Marmara. Climate is transitional humid-subtropical to Mediterranean: hot humid summers, mild wet winters, intense UV, salt-laden sea air, occasional poyraz winds from the Black Sea, and seismic design requirements that pre-date most European cities. UNESCO heritage protection covers the historic peninsula; the Cultural Heritage Protection Board (KUMK) handles consent rigorously.

We work in this tension daily: with Turkish-licensed architects and structural engineers, with İstanbul Büyükşehir Belediyesi and KUMK consultants, and with the lifestyle expectations of Istanbul clients between Bebek yali rooftops, Nişantaşı penthouses and Çamlıca hillside villas. Our role is the plant and outdoor lifestyle layer – ecological substrate, Mediterranean-Black-Sea curation, and the wellness elements (spa, outdoor kitchen, hammam-adjacent terraces) that turn an Istanbul rooftop into a year-round sanctuary above the Bosphorus.

Our Istanbul approach

Curated plants, ecological substrate, lifestyle integration

  • Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation under the transitional climate envelope.
  • Mediterranean-Black-Sea palette – evergreen structure (olive, citrus, Judas tree, plane, holm oak), aromatic accents (lavender, rosemary, sage, hyssop), sculptural specimens (Phoenix, agave, bougainvillea, oleander), seasonal layers.
  • Wellness architecture – spa, hammam-adjacent terrace and outdoor kitchen integration with Bosphorus framing.
  • Seismic + heritage-aware execution – Turkish-licensed structural engineers, İstanbul Büyükşehir Belediyesi permitting, KUMK heritage consent, seismic engineering.

Areas we serve

Across both sides of the Bosphorus

Most of our Istanbul work is concentrated in Bosphorus yali rooftops on the European side, Nişantaşı and Etiler penthouses, plus Çamlıca and Bağdat Caddesi residences on the Anatolian side. We also handle select hospitality projects.

How an Istanbul project unfolds

From first conversation to handover

  1. 01

    Understanding before drawing

Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (seismic, heritage, salt, structure).

  2. 02

    Concept and curation

A small set of plant compositions, material moodboards, wellness element placement. Always optionality.

  3. 03

    Engineering and permitting

Load calculations with Turkish-licensed structural engineer, İstanbul Büyükşehir Belediyesi permitting, KUMK heritage consent where required.

  4. 04

    Installation and handover

Our team installs on site over one to several weeks. Plants are sourced from Turkish and Mediterranean nurseries and pre-conditioned for the Istanbul climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.

Frequently asked

What clients usually want to know first

Do you work on rooftop terrace projects in Istanbul?
Yes. Most of our Istanbul work is Bosphorus yali rooftops in Bebek, Yeniköy, Tarabya and Arnavutköy, plus Etiler and Nişantaşı penthouses, Çamlıca hillside villas and Zekeriyaköy/Bağdat Caddesi residences.
How do you handle seismic and KUMK consent?
With Turkish-licensed seismic structural engineering, KUMK heritage consultation in the historic peninsula and material specification that respects Ottoman vocabulary on yali rooftops.
How long does a typical Istanbul project take?
Between four and ten months from first conversation to handover. Larger yali rooftops or Çamlıca villas often need six to twelve months of planning.
