Knokke-Heist is Belgium's most exclusive seaside resort, and Het Zoute remains the country's most expensive residential micro-market. The Het Zoute villa heritage, Albertstrand and Duinbergen North Sea beachfront, and the protected Zwin Natuurpark wetland set the lifestyle baseline. Climate is North Sea maritime with cool summers, cold wet winters, intense storm wind, salt-laden air, fog and significant winter dune-sand abrasion. The Gemeente Knokke-Heist and Onroerend Erfgoed Vlaanderen govern building and heritage consent.
We work in this tension daily: with Orde van Architecten Vlaanderen-registered architects and structural engineers, with Gemeente Knokke-Heist permitting, Onroerend Erfgoed heritage and Duinendecreet consultants, and with the lifestyle expectations of Knokke clients between Het Zoute villa estates, Albertstrand and Duinbergen beachfront, Het Zoutje boutique penthouses, Knokke-centrum apartment terraces, Heist coastal properties and Westkapelle polder villas. Our role is the plant and outdoor lifestyle layer – ecological substrate, North Sea Atlantic curation, and the wellness elements (sunset terrace, sheltered outdoor kitchen, sauna pavilion, fire pit) that turn a Knokke rooftop into a year-round sanctuary.

- Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation under storm wind, salt-spray and fog.
- North Sea Atlantic palette – structural specimens (Belgian beech, hawthorn, beach pine, sea buckthorn), wind- and salt-tolerant evergreens (cotoneaster, holly, dune juniper), flowering accents (Rosa rugosa, hydrangea, lupin), dune-zone perennials, Flemish-coastal garden plants.
- Wellness architecture – sunset terrace, sheltered outdoor kitchen, sauna pavilion and fire pit integration with Zwin or North Sea framing.

From first conversation to handover

Understanding before drawing
Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (Gemeente, Onroerend Erfgoed, Duinendecreet, storm wind, structure).

Concept and curation
A small set of plant compositions, material moodboards, wellness element placement. Always optionality.

Engineering and approvals
Load calculations with Belgian-licensed structural engineer, Gemeente Knokke-Heist permitting, Onroerend Erfgoed heritage consent, Duinendecreet dune-zone compliance.
- 04
Installation and handover
Our team installs on site over one to several weeks, ideally between May and September. Plants are sourced from Flemish-coastal nurseries and pre-conditioned for the North Sea climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
