Rooftop Terrace Design · Maldives
From Baa Atoll to Noonu Atoll
Berlin-based manufactory delivering rooftop terrace concepts to the Maldives' most discerning private-island villas and overwater pavilions, with plant design, outdoor kitchens and salt-resistant wellness architecture under one curatorial hand.

Why the Maldives is different
26 atolls, UNESCO Biosphere Baa, and the private-island resort tradition
The Maldives is the lowest-lying country in the world (1.5m average elevation) – 26 natural atolls forming the most exclusive global private-island-resort market. Male and Hulhumalé anchor the capital; North Male and South Male Atolls host the closest resort estates to the airport; Baa Atoll is a UNESCO Biosphere Reserve; Noonu, Laamu, Ari, Raa and Faafu Atolls represent the broader luxury-resort archipelago. Climate is equatorial tropical with two monsoon periods, extreme salt exposure, sandy coral substrate and very limited freshwater.
We work in this tension daily: with Maldivian-registered architects and structural engineers, with Ministry of Tourism, EPA and resort-architectural-review consultants, and with the lifestyle expectations of Maldives clients between private-island resort villas, overwater pavilions, Male and Hulhumalé penthouses across the 26-atoll archipelago. Our role is the plant and outdoor lifestyle layer – ecological substrate (specifically engineered for coral-island conditions), equatorial atoll curation, and the wellness elements (sunset terrace, outdoor kitchen, pool deck, shaded pavilion) that turn a Maldives rooftop into a year-round atoll sanctuary, with reef-protective stewardship.

Our Maldives approach
Curated plants, ecological substrate, lifestyle integration
- Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation under extreme salt exposure and coral-island sandy substrate.
- Equatorial atoll palette – structural specimens (coconut palm, screw pine/Pandanus, sea hibiscus, tropical almond), atoll evergreens (Plumeria, Hibiscus, Allamanda, Bougainvillea), flowering accents (orchids, frangipani, gardenia, jasmine), salt-tolerant succulents, dhivehi-garden plants.
- Wellness architecture – sunset terrace, outdoor kitchen, pool deck and shaded pavilion integration with Indian Ocean, lagoon or reef framing.
- Reef-protective execution – Maldivian-registered architects and structural engineers, Ministry of Tourism + EPA permitting, UNESCO Baa Atoll consent, coral-reef-protection compliance, closed-loop greywater.
Areas we serve
Across the 26 atolls of the Maldives
Most of our Maldives work covers the principal HNWI resort and private-island atolls: North Male, South Male, Baa Atoll, Noonu, Laamu, Ari, Raa and Faafu, plus Male and Hulhumalé.
How a Maldives project unfolds
From first conversation to handover
- 01
Understanding before drawing
Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (Ministry of Tourism, EPA, UNESCO Baa, coral-reef protection, salt).
- 02
Concept and curation
A small set of plant compositions, material moodboards, wellness element placement. Always optionality.
- 03
Engineering and approvals
Load calculations with Maldivian-licensed structural engineer, Ministry of Tourism + EPA permitting, UNESCO Baa Atoll consent.
- 04
Installation and handover
Our team installs on site over one to several weeks. Plants are sourced from regional South Asian / Indian Ocean nurseries and pre-conditioned for the Maldives atoll climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
Frequently asked
What clients usually want to know first
- Do you work on rooftop terrace projects in the Maldives?
- Yes. Most of our Maldives work is across private-island resorts and HNWI villas in North Male, South Male, Baa, Noonu, Laamu, Ari, Raa and Faafu Atolls.
- How do you handle the coral-island substrate and freshwater scarcity?
- With engineered ecological substrate specifically designed for coral-island sandy conditions, closed-loop greywater integration, organic-only fertilisation, and reef-protective drainage detailing.
- How long does a typical Maldives project take?
- Between six and sixteen months from first conversation to handover. Larger UNESCO Baa Atoll or private-island estates often need ten to sixteen months.
