Rooftop Terrace Design · Mallorca
From Son Vida to Deià
Berlin-based manufactory delivering rooftop terrace concepts to Mallorca's most discerning villa estates, Tramuntana fincas and Palma Old Town palacios, with plant design, outdoor kitchens and wellness architecture under one curatorial hand.

Why Mallorca is different
Balearic light, the Tramuntana UNESCO landscape, and the slow tempo of the finca
Mallorca is one of the most distinctive European HNWI islands. Son Vida and Bendinat form the southern villa belt; Puerto de Andratx, Camp de Mar and Portals Nous represent the contemporary waterfront market; Deià, Valldemossa and Sóller anchor the UNESCO-protected Serra de Tramuntana; Pollensa and Santanyí cover the rural finca tradition; and Palma Old Town's palacios layer over six centuries of architectural heritage. Climate is hot-summer Mediterranean with intense UV, long dry summers, mild humid winters, Levante and Tramontana winds, and salt-laden Balearic Sea air.
We work in this tension daily: with Spanish-licensed COAIB architects and structural engineers, with Consell de Mallorca permitting and Tramuntana UNESCO consultants, and with the lifestyle expectations of Mallorca clients between Son Vida and Bendinat villas, Puerto de Andratx and Camp de Mar waterfront, Deià and Valldemossa Tramuntana retreats, Pollensa and Santanyí fincas, and Palma Old Town palacios. Our role is the plant and outdoor lifestyle layer – ecological substrate, Balearic-Mediterranean curation, and the wellness elements (sunset terrace, outdoor kitchen, pool deck, pergola) that turn a Mallorca rooftop into a year-round sanctuary.

Our Mallorca approach
Curated plants, ecological substrate, lifestyle integration
- Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation under Balearic drought, UV and salt exposure.
- Balearic-Mediterranean palette – structural specimens (olive, almond, carob, citrus, fig, palms), Mediterranean evergreens (rosemary, lavender, myrtle, lentisk, santolina), flowering accents (bougainvillea, plumbago, jasmine, hibiscus, oleander), drought-tolerant succulents, traditional Mallorcan finca plants.
- Wellness architecture – sunset terrace, outdoor kitchen, pool deck and pergola integration with Mediterranean, Tramuntana or finca framing.
- UNESCO- and salt-aware execution – COAIB-licensed architects and structural engineers, Consell de Mallorca permitting, Tramuntana UNESCO heritage consent for Deià/Valldemossa/Sóller, Palma Old Town Casco Antiguo review.

How a Mallorca project unfolds
From first conversation to handover
- 01
Understanding before drawing
Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (Consell de Mallorca, Tramuntana UNESCO, Casco Antiguo, structure).
- 02
Concept and curation
A small set of plant compositions, material moodboards, wellness element placement. Always optionality.
- 03
Engineering and approvals
Load calculations with Spanish-licensed COAIB structural engineer, Consell de Mallorca permitting, Tramuntana UNESCO heritage consent or Palma Old Town Casco Antiguo review where required.
- 04
Installation and handover
Our team installs on site over one to several weeks. Plants are sourced from Balearic and Iberian nurseries and pre-conditioned for the Mallorca climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
Frequently asked
What clients usually want to know first
- Do you work on rooftop terrace projects in Mallorca?
- Yes. Most of our Mallorca work is Son Vida, Puerto de Andratx, Camp de Mar, Deià, Valldemossa, Pollensa, Santanyí and Palma Old Town.
- How do you handle Tramuntana UNESCO review?
- Through low-visibility planter selection, tonal-restraint material palettes that respect the Tramuntana vernacular, and early engagement with the Consell de Mallorca heritage office.
- How long does a typical Mallorca project take?
- Between four and twelve months from first conversation to handover. Larger Son Vida or Puerto de Andratx estates often need eight to fourteen months of planning.

The first call is unhurried – understanding before any concept. We travel from Berlin for site visits when the project warrants it.
