Nassau is one of the most exclusive Atlantic-Caribbean rooftop markets in the world. Lyford Cay, Old Fort Bay and Albany Bahamas form a network of private gated estates with strict architectural review committees. Climate is tropical Atlantic with hot humid summers, mild winters, intense UV, salt-laden coastal air and hurricane season June–November. The Department of Physical Planning and the Town Planning Committee govern building consent across New Providence.
We work in this tension daily: with Bahamian-licensed architects and structural engineers, with estate Architectural Review Committee consultants, and with the lifestyle expectations of Nassau clients between Lyford Cay villa rooftops, Old Fort Bay coastal estates, Albany oceanfront residences, Paradise Island and Ocean Club terraces, and Cable Beach panoramic rooftops. Our role is the plant and outdoor lifestyle layer – ecological substrate, Caribbean curation, and the wellness elements (sunset terrace, outdoor kitchen, pool deck) that turn a Nassau rooftop into a year-round sanctuary.

From first conversation to handover

Understanding before drawing
Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (Town Planning Committee, estate ARC, hurricane, structure).

Concept and curation
A small set of plant compositions, material moodboards, wellness element placement. Always optionality.

Engineering and approvals
Load calculations with Bahamian-licensed structural engineer, Town Planning Committee permitting, estate ARC review for Lyford Cay / Old Fort Bay / Albany.
- 04
Installation and handover
Our team installs on site over one to several weeks, ideally outside hurricane season. Plants are sourced from Caribbean nurseries and pre-conditioned for the Bahamian climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
