Why Prague is different

UNESCO city of a thousand spires, four-season climate, NPÚ discipline

Prague rooftops sit above one of the most strictly preserved historic cityscapes in Europe. The UNESCO historic centre carries rigorous NPÚ (Národní památkový ústav) consent rules; Magistrát hlavního města Prahy runs permitting with Bohemian rigour. The climate is humid continental – cold winters with frequent freeze-thaw, warm summers with intense thunderstorm events.

We work in this tension daily: with ČKA-registered Czech architects and structural engineers, with Magistrát permitting and NPÚ heritage consultants, and with the lifestyle expectations of Prague clients between Malá Strana historic-quarter homes, Vinohrady Art Nouveau penthouses and Bubeneč/Dejvice villa rooftops. Our role is the plant and outdoor lifestyle layer – ecological substrate, Central-European curation, and the wellness elements (spa, sauna, outdoor kitchen) that turn a Prague roof into a year-round sanctuary above the spires.

Our Prague approach

Curated plants, ecological substrate, lifestyle integration

  • Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation.
  • Central European palette – evergreen structure (yew, boxwood, dwarf pine, holly, hornbeam), Central European natives (rowan, beech, hawthorn, alpine roses), seasonal layers and Mediterranean micro-zones.
  • Wellness architecture – spa, sauna and outdoor kitchen integration with Prague Castle and Vltava framing.
  • Heritage-aware execution – ČKA-registered Czech architects, structural engineers, Magistrát permitting, NPÚ heritage consultation.

How a Prague project unfolds

From first conversation to handover

  1. 01

    Understanding before drawing

Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (heritage, winter cycles, structure, microclimate).

  2. 02

    Concept and curation

A small set of plant compositions, material moodboards, wellness element placement. Always optionality.

  3. 03

    Engineering and permitting

Load calculations with Czech-licensed structural engineer, ČKA-registered architectural sign-off, Magistrát permitting, NPÚ consultation in the UNESCO historic centre.

  4. 04

    Installation and handover

Our team installs on site over one to several weeks. Plants are sourced from Central European nurseries and pre-conditioned for the climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.

Frequently asked

What clients usually want to know first

Do you work on rooftop terrace projects in Prague?
Yes. Most of our Prague work is Malá Strana and Staré Město historic-quarter roof gardens, Vinohrady Art Nouveau penthouses, Bubeneč and Dejvice villa rooftops, plus Hradčany castle-quarter residences and Troja estates.
How do you handle NPÚ heritage consent?
With early NPÚ consultation in the UNESCO historic centre, ČKA-registered architectural sign-off, and material specification that respects the Bohemian skyline.
How long does a typical Prague project take?
Between three and ten months from first conversation to handover. Larger Bubeneč or Troja villas with wellness architecture often need six to twelve months of planning.

The first call is unhurried – understanding before any concept. We travel from Berlin for site visits when the project warrants it.
