Rooftop Terrace Design · San Francisco
From Pacific Heights to Atherton
Berlin-based manufactory delivering rooftop terrace concepts to San Francisco's most discerning hillside penthouses and Peninsula estates, with plant design, outdoor kitchens and wellness architecture under one curatorial hand.

Why San Francisco is different
Karl the Fog, hillside microclimates, and seismic ground
San Francisco rooftops sit in one of the most dramatic microclimate landscapes in the world. A Pacific Heights penthouse may bask in sun while Sea Cliff is wrapped in fog the same afternoon. Cool summers, mild winters, intense UV at altitude, salt-laden Pacific air and seismic design requirements set the operating envelope. Building consent runs through the DBI with rigour shaped by both fire and earthquake history.
We work in this tension daily: with California-licensed structural engineers and landscape architects, with DBI expediters, and with the lifestyle expectations of clients between SF penthouses, Peninsula estates in Atherton and Hillsborough, and Sonoma weekend homes. Our role is the plant and outdoor lifestyle layer – ecological substrate, fog- and drought-adapted curation, and the wellness elements (spa, outdoor kitchen, sauna) that turn an SF roof into a year-round sanctuary.

Our San Francisco approach
Curated plants, ecological substrate, lifestyle integration
- Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation and reduce irrigation demand.
- Mediterranean-Californian palette – evergreen structure (olive, coast live oak, citrus, manzanita), aromatic accents (lavender, rosemary, sage, ceanothus), succulents (agave, aloe, dudleya) and fog-loving layers.
- Wellness architecture – spa, sauna and outdoor kitchen integration with Bay or Pacific framing. Wind shelter through living screens.
- Regulation-aware execution – California-licensed structural engineers, DBI permitting via expediters, seismic and historic district consultation.
Areas we serve
Across the City and the Peninsula
Most of our San Francisco work is concentrated in hillside penthouses and Peninsula estates. We also handle select hospitality projects.
How an SF project unfolds
From first conversation to handover
- 01
Understanding before drawing
Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (fog exposure, seismic, structure, neighbourhood microclimate).
- 02
Concept and curation
A small set of plant compositions, material moodboards, wellness element placement. Always optionality.
- 03
Engineering and permitting
Load calculations with California-licensed structural engineer, DBI permitting via expediter, seismic and historic district consultation where required.
- 04
Installation and handover
Our team installs on site over one to several weeks. Plants are sourced from California nurseries and pre-conditioned for the project's microclimate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
Frequently asked
What clients usually want to know first
- Do you work on rooftop terrace projects in San Francisco?
- Yes. Most of our SF work is Pacific Heights and Russian Hill penthouses, Presidio Heights and Sea Cliff villas, Nob Hill residences and Peninsula estates in Atherton and Hillsborough.
- How do you handle fog and seismic requirements?
- With fog-tolerant plant species, salt-resilient material specification, California-licensed structural engineering for seismic loads, and DBI permitting via expediters.
- How long does a typical SF project take?
- Between four and twelve months from first conversation to handover. Larger Pacific Heights or Peninsula estates often need eight to fourteen months of planning.

The first call is unhurried – understanding before any concept. We travel from Berlin for site visits when the project warrants it.
