Rooftop Terrace Design · Sofia
From Boyana to Bankya
Berlin-based manufactory delivering rooftop terrace concepts to Sofia's most discerning Vitosha-foothills villa estates and central heritage townhouses, with plant design, outdoor kitchens and wellness architecture under one curatorial hand.

Why Sofia is different
Balkan capital, Vitosha foothills, and the Bulgarian rose tradition
Sofia is the Bulgarian capital at the foothills of Mount Vitosha, with one of the oldest continuously inhabited urban sites in Europe. Boyana (UNESCO Boyana Church buffer zone) and Dragalevtsi anchor the Vitosha-foothills villa belt; Lozenets and Iztok represent central residential zones; Doctor's Garden adds the heritage townhouse quarter; Simeonovo extends into hillside HNWI territory; Bankya preserves the spa-town tradition. Climate is humid continental at 550m altitude – hot dry summers, cold snowy winters.
We work in this tension daily: with Bulgarian Chamber of Architects-registered architects and structural engineers, with Stolichna Obshtina permitting and National Institute of Cultural Heritage consultants, and with the lifestyle expectations of Sofia clients between Boyana and Dragalevtsi villa estates, Lozenets and Iztok central rooftops, Doctor's Garden townhouses, Simeonovo hillside residences and Bankya spa-town villas. Our role is the plant and outdoor lifestyle layer – ecological substrate, Balkan-continental curation, and the wellness elements (sunset terrace, outdoor kitchen, sauna pavilion) that turn a Sofia rooftop into a year-round sanctuary.

Our Sofia approach
Curated plants, ecological substrate, lifestyle integration
- Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation under continental winter and altitude stress.
- Balkan-continental palette – structural specimens (oak, beech, hornbeam, magnolia, linden, Macedonian pine), Balkan evergreens (boxwood, holly, yew, juniper), flowering accents (peony, rose, jasmine, lilac, hydrangea), Mediterranean accents, Bulgarian rose-garden plants.
- Wellness architecture – sunset terrace, outdoor kitchen, sauna pavilion and pergola integration with Vitosha or city framing.
- Heritage- and snow-aware execution – Bulgarian Chamber of Architects, Stolichna Obshtina permitting, National Institute of Cultural Heritage consent, UNESCO Boyana buffer-zone review.

How a Sofia project unfolds
From first conversation to handover
- 01
Understanding before drawing
Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (Obshtina, National Institute of Cultural Heritage, structure, snow load).
- 02
Concept and curation
A small set of plant compositions, material moodboards, wellness element placement. Always optionality.
- 03
Engineering and approvals
Load calculations with Bulgarian-licensed structural engineer, Stolichna Obshtina permitting, National Institute of Cultural Heritage consent.
- 04
Installation and handover
Our team installs on site over one to several weeks. Plants are sourced from Balkan nurseries and pre-conditioned for the Sofia climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
Frequently asked
What clients usually want to know first
- Do you work on rooftop terrace projects in Sofia?
- Yes. Most of our Sofia work is Boyana, Dragalevtsi, Lozenets, Iztok, Simeonovo and Bankya.
- How do you handle Vitosha-foothills altitude?
- With altitude-tolerant Balkan plant material, snow-load-rated planters, and Vitosha-microclimate-aware seasonal planning.
- How long does a typical Sofia project take?
- Between four and twelve months from first conversation to handover. Larger Boyana or Dragalevtsi estates often need eight to fourteen months.

The first call is unhurried – understanding before any concept. We travel from Berlin for site visits when the project warrants it.
