Why Sylt is different

North Sea storm, the Reetdach tradition, and the rhythm of the Wattenmeer

Sylt is the unique German HNWI island – at the meeting point of the North Sea, the UNESCO Wattenmeer, and centuries of friesische Reetdach architectural heritage. Kampen is the historic HNWI village; Keitum and Morsum preserve the original friesische character; List, Rantum and Hörnum represent the broader island coast; Westerland anchors the urban centre. Climate is North Sea maritime with cool summers, cold wet winters, intense storm wind (Sturmflut and Orkan events), salt-laden air, fog and significant winter dune-sand abrasion. The Gemeinde Sylt and Landesamt für Denkmalpflege govern building and Reetdach-listing heritage.

We work in this tension daily: with Architektenkammer Schleswig-Holstein-registered architects and structural engineers, with Gemeinde Sylt permitting, Reetdach-Denkmalpflege heritage and Dünenschutz consultants, and with the lifestyle expectations of Sylt clients between Kampen Reetdach villa estates, Keitum and Morsum friesische heritage villages, Wenningstedt and Westerland penthouses, Rantum and Hörnum dune-side properties, and List coast estates. Our role is the plant and outdoor lifestyle layer – ecological substrate, North Sea maritime curation, and the wellness elements (sunset terrace, sheltered outdoor kitchen, sauna pavilion, fire pit) that turn a Sylt rooftop into a year-round sanctuary.

Curated plants, ecological substrate, lifestyle integration

  • Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation under storm wind, salt-spray and fog.
  • North Sea maritime palette – structural specimens (Krüppelkiefer/Black pine, beach pine, sea buckthorn, common alder), wind- and salt-tolerant evergreens (cotoneaster, holly, dune juniper), flowering accents (Rosa rugosa, sea lavender, lupin, beach aster), dune-zone perennials, Frisian garden plants.
  • Wellness architecture – sunset terrace, sheltered outdoor kitchen, sauna pavilion and fire pit integration with Wattenmeer or dune framing.
  • Storm- and Reetdach-aware execution – Architektenkammer Schleswig-Holstein architects and structural engineers, Gemeinde Sylt permitting, Reetdach-Denkmalpflege heritage consent, Dünenschutz compliance, storm-rated planters.

How a Sylt project unfolds

From first conversation to handover

  1. 01

    Understanding before drawing

    Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (Gemeinde Sylt, Reetdach-Denkmalpflege, Dünenschutz, storm wind, structure).

  2. 02

    Concept and curation

    A small set of plant compositions, material moodboards, wellness element placement. Always optionality.

  3. 03

    Engineering and approvals

    Load calculations with Schleswig-Holstein-registered structural engineer, Gemeinde Sylt permitting, Reetdach-Denkmalpflege heritage consent, Dünenschutz compliance.

  4. 04

    Installation and handover

    Our team installs on site over one to several weeks, ideally between May and September. Plants are sourced from North German maritime nurseries and pre-conditioned for the Sylt climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
