Why Tulum is different

Yucatán jungle-meets-beach, cenote hydrology, and Sian Ka'an UNESCO Biosphere

Tulum is the most distinctive lifestyle market on the Riviera Maya – the jungle-meets-beach aesthetic, the cenote-based aquifer hydrology, and the Sian Ka\'an UNESCO Biosphere Reserve immediately south of the village. Tulum Beach hosts the iconic boutique-hotel and casa beachfront; Aldea Zama and La Veleta represent the contemporary residential expansion; Sian Ka\'an forms the biosphere-edge HNWI belt; Soliman Bay, Tankah and Akumal preserve the secluded coastal tradition. Climate is tropical Caribbean with severe hurricane risk and significant tropical wildlife.

We work in this tension daily: with Mexican Colegio de Arquitectos-registered architects and structural engineers, with Ayuntamiento de Tulum, SEMARNAT and Sian Ka\'an buffer-zone consultants, and with the lifestyle expectations of Tulum clients between Tulum Beach beachfront casas, Aldea Zama and La Veleta jungle-meets-beach residences, Sian Ka\'an biosphere-edge estates, Soliman Bay and Tankah secluded properties, Akumal coastal villas, plus Riviera Maya hospitality projects. Our role is the plant and outdoor lifestyle layer – ecological substrate, Yucatán-Caribbean curation, and the wellness elements (sunset terrace, outdoor kitchen, pool deck, jungle-shaded pavilion) that turn a Tulum rooftop into a year-round sanctuary.

Our Tulum approach

Curated plants, ecological substrate, lifestyle integration

  • Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation under tropical Yucatán stress and protect the cenote aquifer system.
  • Yucatán-Caribbean palette – structural specimens (coconut palm, royal palm, ceiba, mahogany, copal), Yucatán evergreens (chaya, frangipani, Plumeria, Bougainvillea, Hibiscus), flowering accents (Mexican orchids, heliconia, bird of paradise), salt-tolerant succulents, traditional Maya garden plants.
  • Wellness architecture – sunset terrace, outdoor kitchen, pool deck and jungle-shaded pavilion integration with Caribbean or Sian Ka\'an framing.
  • Biosphere- and cenote-aware execution – Mexican Colegio de Arquitectos architects and structural engineers, Ayuntamiento de Tulum permitting, SEMARNAT consent, Sian Ka\'an UNESCO buffer-zone review, cenote-protective drainage detailing.

How a Tulum project unfolds

From first conversation to handover

  1. 01

    Understanding before drawing

Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (Ayuntamiento, SEMARNAT, Sian Ka\'an buffer, cenote aquifer, hurricane).

  2. 02

    Concept and curation

A small set of plant compositions, material moodboards, wellness element placement. Always optionality.

  3. 03

    Engineering and approvals

Load calculations with Mexican-licensed structural engineer, Ayuntamiento de Tulum permitting, SEMARNAT environmental consent, Sian Ka\'an buffer-zone review.

  4. 04

    Installation and handover

Our team installs on site over one to several weeks, ideally outside hurricane season. Plants are sourced from Yucatán nurseries and pre-conditioned for the Tulum climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.

Frequently asked

What clients usually want to know first

Do you work on rooftop terrace projects in Tulum?
Yes. Most of our Tulum work is Tulum Beach, Aldea Zama, La Veleta, Sian Ka'an, Soliman Bay, Tankah and Akumal.
How do you handle cenote-aquifer protection?
With closed-loop greywater integration, low-nutrient-leach planter design, organic-only substrate, and runoff detailing engineered to protect the Yucatán cenote system.
How long does a typical Tulum project take?
Between five and fourteen months from first conversation to handover. Larger Sian Ka'an or Tulum Beach estates often need eight to fourteen months.
