Rooftop Terrace Design · Turks and Caicos
From Grace Bay to Parrot Cay
Berlin-based manufactory delivering rooftop terrace concepts to Turks and Caicos's most discerning beachfront villas and private-island estates, with plant design, outdoor kitchens and hurricane-rated wellness architecture under one curatorial hand.

Why Turks and Caicos is different
British Caribbean archipelago, Grace Bay beach, and the private-island tradition
Turks and Caicos is the British Overseas Territory archipelago famous for Grace Bay, repeatedly ranked the best beach in the world. Providenciales (Provo) hosts the main HNWI villa belt – Grace Bay, Long Bay and Leeward; Chalk Sound preserves the iconic turquoise-water residential setting; Parrot Cay and Pine Cay are private-island retreats with single-resort governance; Ambergris Cay extends the private-island tradition further. Climate is tropical Caribbean with severe hurricane exposure and freshwater scarcity.
We work in this tension daily: with TCI-registered architects and structural engineers, with Department of Planning Physical Planning Board consultants, and with the lifestyle expectations of TCI clients between Grace Bay and Long Bay beachfront villas, Leeward gated-community estates, Chalk Sound waterfront residences, Parrot Cay and Pine Cay private-island villas, Ambergris Cay HNWI estates, plus North Caicos and Middle Caicos secluded properties. Our role is the plant and outdoor lifestyle layer – ecological substrate, Caribbean curation, and the wellness elements (sunset terrace, outdoor kitchen, pool deck, shaded pavilion) that turn a TCI rooftop into a year-round sanctuary.

Our Turks and Caicos approach
Curated plants, ecological substrate, lifestyle integration
- Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation under Caribbean salt, hurricane and freshwater-scarcity stress.
- Caribbean palette – structural specimens (royal palm, coconut palm, sea grape, frangipani, gumbo limbo, Caribbean pine), tropical evergreens (Plumeria, Hibiscus, Ixora, Allamanda, Bougainvillea), flowering accents (Caribbean orchids, heliconia, bird of paradise), salt-tolerant succulents.
- Wellness architecture – sunset terrace, outdoor kitchen, pool deck and shaded pavilion integration with Grace Bay, Chalk Sound or private-island framing.
- Hurricane-aware execution – TCI-registered architects and structural engineers, Department of Planning Physical Planning Board permitting, beachfront-setback compliance, hurricane-rated planters.
Areas we serve
Across the Turks and Caicos archipelago
Most of our TCI work is concentrated on Providenciales (Grace Bay, Long Bay, Leeward, Chalk Sound) and the private-island estates (Parrot Cay, Pine Cay, Ambergris Cay). We also handle select North Caicos and Middle Caicos secluded properties.
How a Turks and Caicos project unfolds
From first conversation to handover
- 01
Understanding before drawing
Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (Department of Planning, beachfront-setback, hurricane, freshwater).
- 02
Concept and curation
A small set of plant compositions, material moodboards, wellness element placement. Always optionality.
- 03
Engineering and approvals
Load calculations with TCI-licensed structural engineer, Department of Planning Physical Planning Board permitting.
- 04
Installation and handover
Our team installs on site over one to several weeks, ideally outside hurricane season. Plants are sourced from Caribbean nurseries and pre-conditioned for the TCI climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
Frequently asked
What clients usually want to know first
- Do you work on rooftop terrace projects in Turks and Caicos?
- Yes. Most of our TCI work is Grace Bay, Long Bay, Leeward, Chalk Sound, Parrot Cay, Pine Cay and Ambergris Cay.
- How do you handle private-island governance?
- Through coordination with the private-island operator (Parrot Cay, Pine Cay, Ambergris Cay) and adherence to the resort architectural standards, alongside standard TCI Physical Planning Board permitting.
- How long does a typical TCI project take?
- Between five and fourteen months from first conversation to handover. Larger Parrot Cay or Pine Cay private-island estates often need eight to fourteen months.
