Warsaw is the largest Eastern European metropolis and one of the fastest-growing HNWI markets. Wilanów anchors the royal-park-adjacent villa belt; Mokotów and Saska Kępa form the heritage residential zones; Konstancin-Jeziorna preserves the spa-town villa tradition; Powiśle and Stare Miasto cover the riverfront and UNESCO Old Town. We work in this tension daily: with Izba Architektów-registered architects and structural engineers, with Urząd Miasta Warszawy and Konserwator consultants, and with the lifestyle expectations of Warsaw clients between Wilanów villas, Mokotów heritage residences, Saska Kępa Vistula-side estates, Konstancin-Jeziorna spa-town villas, Powiśle riverfront penthouses and Stare Miasto apartment terraces. Our role is the plant and outdoor lifestyle layer – ecological substrate, Mazovian continental curation, and the wellness elements (sunset terrace, outdoor kitchen, sauna pavilion, fire pit) that turn a Warsaw rooftop into a year-round sanctuary.

Curated plants, ecological substrate, lifestyle integration

  • Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation under continental winter and Vistula humidity.
  • Mazovian continental palette – structural specimens (oak, beech, hornbeam, magnolia, linden), Mazovian evergreens (boxwood, holly, yew, juniper), flowering accents (hydrangea, peony, rose, jasmine, philadelphus), Polish manor-garden plants.
  • Wellness architecture – sunset terrace, outdoor kitchen, sauna pavilion and fire pit integration with Vistula or park framing.

How a Warsaw project unfolds

From first conversation to handover

  1. 01

    Understanding before drawing

    Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (Urząd Miasta, Konserwator Zabytków, snow load, structure).

  2. 02

    Concept and curation

    A small set of plant compositions, material moodboards, wellness element placement. Always optionality.

  3. 03

    Engineering and approvals

    Load calculations with Polish-licensed structural engineer, Urząd Miasta Warszawy permitting, Konserwator Zabytków heritage consent for Stare Miasto UNESCO.

  4. 04

    Installation and handover

    Our team installs on site over one to several weeks. Plants are sourced from Mazovian and Polish nurseries and pre-conditioned for the Warsaw climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.
