Rooftop Terrace Design · Washington DC
From Georgetown to McLean
Berlin-based manufactory delivering rooftop terrace concepts to Washington DC's most discerning Georgetown townhouses, Kalorama embassy residences and McLean estates, with plant design, outdoor kitchens and wellness architecture under one curatorial hand.

Why Washington DC is different
Subtropical summer, federal architecture, and diplomatic culture
Washington DC rooftops sit in a climate that is more demanding than many realise. Hot humid subtropical summers, cold winters, intense thunderstorm events, occasional hurricane tails sweeping inland from the Atlantic. Georgetown Old Town carries strict historic preservation; Embassy Row and Kalorama balance security with hospitality. Building consent runs through the DC DOB and the Historic Preservation Office.
We work in this tension daily: with DC-licensed structural engineers and landscape architects, with DOB expediters and historic preservation consultants, and with the lifestyle expectations of clients between Georgetown townhouses, Kalorama embassy residences and McLean and Chevy Chase estates. Our role is the plant and outdoor lifestyle layer – ecological substrate, hardy Mid-Atlantic curation, and the wellness elements (spa, sauna, outdoor kitchen) that turn a DC roof into a year-round sanctuary.

Our DC approach
Curated plants, ecological substrate, lifestyle integration
- Symbiosis methodology – mycorrhizal partnerships, effective microorganisms and humus building replace chemical fertilisation.
- Mid-Atlantic palette – evergreen structure (yew, holly, magnolia, southern boxwood), four-season layers (Japanese maple, oakleaf hydrangea, dogwood, grasses), Mid-Atlantic natives (sweetbay, witch hazel, wild ginger).
- Wellness architecture – spa, sauna and outdoor kitchen integration with townhouse or estate framing. Storm-resilient material specification.
- Heritage-aware execution – DC-licensed structural engineers, DOB permitting via expediters, Historic Preservation Office consultation in Georgetown and similar districts.
Areas we serve
Across DC and the inner suburbs
Most of our DC work is concentrated in Georgetown townhouses, Kalorama and Embassy Row residences, and suburban estates. We also handle select diplomatic and hospitality projects.
How a DC project unfolds
From first conversation to handover
- 01
Understanding before drawing
Site visit (or detailed remote survey for first conversations from Berlin), discussion of the people and rhythm using the terrace, early constraint mapping (historic district, summer heat, storm exposure, structure).
- 02
Concept and curation
A small set of plant compositions, material moodboards, wellness element placement. Always optionality.
- 03
Engineering and permitting
Load calculations with DC-licensed structural engineer, DOB permitting via expediter, Historic Preservation Office consultation where required.
- 04
Installation and handover
Our team installs on site over one to several weeks. Plants are sourced from Mid-Atlantic nurseries and pre-conditioned for the climate. After handover we offer ongoing care subscriptions following the same symbiosis methodology.

- Yes. Most of our DC work is Georgetown townhouse roof gardens, Kalorama embassy-row residences, Spring Valley villa rooftops and estates in Chevy Chase and McLean.
- How do you handle DC summers and storms?
- With heat- and humidity-tolerant Mid-Atlantic plant material, storm-resilient material specification and drainage engineered for intense thunderstorm rainfall.
- How long does a typical DC project take?
- Between four and twelve months from first conversation to handover. Larger estates with wellness architecture often need eight to fourteen months of planning.
